Having home improvements done is a very stressful thing when you are not sure about your contractor. That alone is reason enough to be careful about who you hire, but there are even more reasons why you should be careful. The Internet is loaded with home improvement contractor horror stories, and with good reason. If you do not do your homework, you may be the next one posting your horror story. Here are some things to consider when hiring your next home improvement contractor:
1. Always take several bids before settling upon a contractor. These multi-bids are a good way to avoid being overcharged, and will often save you some money. Keep in mind that it is not always better to take the cheapest home improvement contractor.
2. When you decide upon the contractors that you are going to ask for bids, make sure they are reputable. The best choices are those that you know or those that have done home improvements for friends or relatives. If you have first hand experience with a contractor, then that is worth a slightly higher bid every time.
3. Before deciding on the contractor to use, make sure you get every single detail in writing including what types of materials will be used, time constraints, insurance details, subcontractor details, and everything in between. These details must be clear in the final contract, and should be reviewed by your lawyer before signing.
4. Check every single reference available for your home improvement contractor. Check credit, insurance, bonding, and former references ad nauseum. Do not skip on this detail no matter how comfortable you feel about the contractor.
5. Never pay the whole balance at once. Pay one portion up front, one in the middle, and one at the end when the job is entirely done. This includes the settling of all bills owed by the contractor to subcontractors and the like. The reason? Some contractors will try to stick you with those bills. Only pay once you have been shown documentation of all bills paid in full, and all the work is completed.
6. Finally, always pay your payment via your lawyer if possible. You want no doubt about the payments to be out there, nor what they are for. If you pay cash, you risk a he said/she said situation that you are destined to lose in court. Always pay with a check at least, with clear documentation from the contractor of payment made.
Hiring a home improvement contractor is really not that big of a deal as long as you take the steps to protect yourself. The vast majority of home improvement contractors are honest, hard working individuals. You need not worry that they will take offense. If anyone does take offense, then they are the very types of contractors that you are trying to avoid anyway.
